It takes time, but the grant program is paying as it is intended to.

My wife recently sent me a link to Bank of America's Home Grant/Down Payment Grant programs offering up to $7.5K in closing costs costs and up to $10k in down payment assistance. 

Each program is different and many are religiously affiliated.

There are 3.5% down FHA loans, 5% owner occupied conventional and down payment assistance programs you can look into.

We designed our program with @Chris Klingemann your issues in mind. 3 mos seasoning, 75% LTV cash out, LLC ownership, 30yr fixed rate and 30yr term, rates in the 4s (down to 3.75% with a buydown, actually).

If you don't mind me asking, you mentioned a mastermind group, is this the same as a mentorship/coaching program?
