But you may want to research this seller's background, and whether they've been involved in any legal action in the past (either as a plaintiff or as a defendant).

Let them find a subletter, who will need to pass our background checks, leaving them still responsible for rent if the subletter flakesD.  

Our lease stipulates that if anyone not on the lease agreement who is staying more than 7 days in a month we are to be notified of this individual and who allow us to do a background check.I confronted the tenant about this boyfriend and that he has been there more than 7 days (eyewitness from neighbor) and that we were concerned. 

So I'm unable to do a background search on who he is. 

Has a strong electrical background and is a quick learner.
