Some are easier inspections than others but some turn into larger projects (this can be prevented with better screening in leasing but we inherit bad tenants or poorly ran previous property manager problems often).

Bank of America just started their building north of downtown Dallas, Wells Fargo building basically HDQ in Irving and still under construction. 

I moved here from Florida after seeing the projected growth.

OR I would consider JVing with the new buyer to get my principle and small interest on the back end of the project.
