hello everyone, my original real estate investing plan was to buy several multifamily homes and house hack. but ive heard where i really want to move to, (south carolina) that state is not the best for MFH investing. what are the best type of real estate investing strategies in south carolina?

Does anyone see any legal or accounting issues with this plan?  

The free plan works just as well as the paid, if you don't mind it taking a few days for rent to get deposited. 

I'm stacking some solid connections in Columbus and plan on visiting to get the lay of the land at some point.

I like ARE, alexandria real estate equities, they focus on sub-urban office for life sciences labs/medical, which is something that has to be staffed in person, not from home in your underwear :), they are down 50% in 2 yrs like all the other office REITs, and by valuation have not been this cheap since 2008, but once the panic about "work from home" subsides, their value should rise back up to its historic rate.

The designer should have a good sense of what to do with your place since they are an expert in this field so I don’t think it’s worthwhile to hunt around for styles you like. space planning and layout will be an important first step.

Do you plan on doing long-term rentals? 

Cost Segregations are for investment properties only, even though you plan to do STR it would be your primary residence and I believe this wouldn't be possible. 

-we have planned renovations and a long term tenant in place for this unit so we need to act as fast as possible.Thanks in advance
