Here in Fairfield County, OH, foreclosure auctions run like this: House is foreclosed on, appraisal done on current condition (typically ~15-20% lower than ARV) Bidding starts at 2/3 appraised value Winner pays required down payment right then (usually 10% but occassionally, it's only 1,000 - I think these are tax lien foreclosures) Remainder of winning bid due on confirmed sale and transfer of deed (however long that is?)

Tell me if this all makes sense for buying/selling foreclosures from auction:County rules: Drive by appraisals Deposit due at end of auction Can bid for other ppl Name for deed due at end of auction Full amount due 50-60 days later Starting bid 2/3 of appraisal value Look through Sheriff's auction listings to find workable properties.

i have a real estate background and just started a foreclosure real estate investment company. looking forward to participating on this forum and learning from experienced investors across this country. i've attended about 5 public courthouse auctions so far. unfortunately, i missed out on my first property by about $900, but i didn't want to exceed my maximum bid. currently, working on a spreadsheet and analyzer program to help with analysis and decision making quickly and easily.

Just to update those who were interested in the large tracts of land that were available.The 96 acre tract with all the restrictions was not available at auction time as the taxes were paid up by the owner.The 92 acre tract of land with limited road access but no restrictions on it was included in the auction and several investors fought over it.

depends on the condition and location.I know of a guy who buys HUD homes for cheaper than that in detroit area and immediately auctions them off.Some have been 2-3K, but LOOKOUT for those houses with obsurdly high taxes.

I sold 4 coins at auction (the only way you will get a fair price), they sold for 1/3 more then my father paid for them 30 years ago.

Should I go with any realtor up here, or just go to auction place or some website I don't know about :) Also I found lots of HUD homes for sale, all the realtors claim they paid by seller so they don't make any comission from you.
