When you buy a property for $100 in a flat market the property can be resold for the same $100 (apply concepts of appreciation and deprecation accordingly).

Typical issues with basements relate to gutters failing, grading being toward the structure or flat (surface water doesn't flow away from the building), grading funneling offsite water to the building, or ground water being high enough that it is against the foundation.

You can probably charge a flat fee or any commission above that your broker requires for a transaction.Only your broker can tell you what you need to do, if you don't like the requirements you can look for another broker. :)

Some day you may want to get into rehabbing and having a good relationship with a few agents could pay off with lower listing fees or flat fees for all of the work you have done together over the years.It doesn't hurt you as if a deal isn't going to be a deal, find someone who can prosper off of it and it will be paid back over time.
