I would highly recommend it and I agree that listening to the old biblical-like language rather than reading it actually made it more entertaining.

I don't see how you can allow a lease to transfer between generations-all the more reason to have clear wording that all the adults living in the unit must be on the lease. 

Don't worry about the contract, talk to him about the idea and see if he'd entertain it at all.

There are more people living there than stated on the tenant verification form my buyers agent had them complete (maybe adult children now?).

Some cities consider that multi family when the neighborhood is zoned single family and will not really entertain rezoning requests or garage conversions.
