I've visited and enjoyed the Sarasota/Bradenton area and that is relatively close to Tampa, but also has a mid-sized airport locally (Elite Airways flies direct from PWM to Sarasota, as far as I know). 

I'm no expert, but I have made about a dozen cash offers to wholesalers, REOs, and auction sites in the past month, each one the home ended up sold to a buyer paying over asking price. 

Then go an inspect EVERY house on the market, look at every sold house (last 4--6 months,  and visit every expired. 

They made a bunch of updates to the site that have made it terrible.

You could also send him a letter of recommendation, and leave positive reviews on internet sites.

But you'd likely have to overcome the objection of why they should let you in on the equity site and not just let you live onsite and perform those functions as a job...Time is money... and if you don't have money you should have the time.

Ask friends, local groups, builders, online forums, meetups, investor groups, visit flip job sites, etc.

Also as he stated, most sites espoused automatically collect the room tax from the renter as they would probably be on the hook if you didn’t pay it.
