Would love some feedback of my super smart folks out there.I just picked up a single family zoned R2 that I've confirmed with the city can make a duplex.

When I'm visiting PEI this summer, I plan on driving for dollars with my brothers, who got into property earlier before the market picked up.

I would expect the landord to pay for accommodations until the unit is deemed to have working utilities required to live.  

Pick one formula and focus on doing it well.

I would tie it in to one of the rental unit meters and offer the tenant a utility credit on their rent. 

I also picked up David’s Greene’s book and hope to try my next deal on my own OOS deal.

I would love to take an experienced investor our to lunch or coffee to pick their brain on strategies, figuring out the best way to start and find my first deal and what markets to focus on.  

I agree and normally use CoC, ROI, and Cap Rate but here I was hoping to find a heuristic for borrowed capital utilization.

I am looking to pick some people's brain that are crushing the wholetailing business. 

Vacancy, repairs, management fees (although you could self manage), any utilities you may required to pay (water/sewer, garbage, common area electricity), etc.
