Crime map and google maps street views doesn't make me feel like it is improving.Please let me know what makes investors interesting in it.Thanks a lot!

The neighborhood is desirable for the area, new homes planned to be built a couple streets over, high elevation, no flooding and underground electrical (electricity is fine after the storm). 

It's great seeing real estate change hands from a motivated 80 year old to a 23 year old hustling in the city.

The tenant is ok chopping up the fence and dragging it to the street.

Yeah most of the rentals are advertised by property managers especially in big cities.

Consider partnering with whose knows the city, someone who the owners you are approaching can relate.With respect to Sheriff Sales, be patient and keep at it.  

@Brian Ploszay The building my unit is in has 4 units in it side beside with direct access to the street so I don't see that as being an issue.

Probate, city liens,code violations etc. dates of sent mailings number of times sent. 

@Levi Johnson , I sold my own house in grove city last year and I made some cash, was not flipping or anything we just decided to move.
