So if they are "month to month" then that might change the outcome if as compared to if they have 10 months remaining on the leases.

Vacated in credit reporting agencies eyes is it never should have been there versus satisfied means it was paid but is valid.The judgment you get for a base amount will keep accruing fees and penalties over time so when they come to settle and you work a deal you might get close to full value anyways when you were awarded the judgment years ago.

Where I live it would be miraculous to satisfy a .3% rent to value ratio, so investing here really doesn't make sense.

After that, if you have satisfied the experience points requirement (http://realestate.utah.gov/forms/re_broker_exp_doc...) you are eligible to take another 120 hour broker course and another test and more bonding.

Documents you will sign after the Approval Letter is issued will include an Arms Length Affidavit which will state, among other things, that there are no undisclosed agreements and usually specifically that the owner will Not be allowed to remain in the house and/or rent it from you.
