The problem with most real estate license education is you learn the rules, but you don't learn run your real estate career as a business.

If the reasons why you're taking the classes is because you need education on a particular aspect of real estate financing then would it be better use of your time to learn that specific aspect from someone who knows it and then practice it in the real world?

As a newbie, you should educate yourself sufficiently to minimize the possibility of such happening.

If he still doesn't want to do it, then you can't make him be rational about it and it just won't work.If he insists on getting his payments in cash, I would have him show up at my bank where he can receive the cash and he can go out in public with large sums of cash.

Usually there's a pre-licensing course, a state and national test and continuing education requirements for every year.
