My house has appreciated about 40% since 2008, maybe a bit more.As you see we don't have massive swings in values down here like we have up in the Pacific NW.

There are also unconventional loans that you can find from some mortgage companies and a lot of small regional or local banks.

On the other hand, my regional director encouraged me to take that higher grade job.  

Search community banks within your region.

I'm in the really upstate NY (Adirondacks, tri-lakes region). 😊.  

Out of state investing isnt an option for me now as i'd like to build up my monthly cash flow in my back yard; so when if I have errors out of region I have more of a cushion and buffer if and when I fail. 

Does anyone know a resource that allows to search for cash flowing properties in the given region?

There are quite a few good ones in Pacific NW.
