That's awesome - decide which path you want to take SFH, MF, Commercial, Mobile Home Parks etc and get out there and start reviewing properties. 

He is a contractor in a neighboring town and was able to give me a ball park guess on the costs and who to call.  

It doesn't sound to me like you need a local lender at this point any lender will do they can be big, small, local, national, in a different market etc.
