I've approached companies I work with and told them upfront that I want to advance to the MF sphere from the SFR properties and need some past done deals from them in order to soak them in and learn about it. i found this approach to work well, and I don't think developers/agents would say no becasue this will give u the option to trust them and work with them for your future purchase, hence - eliminating the lookie-loo position.that being said, i would also love more references for past deals in order to optimize my ability to analyze the deals

dog eat dog in the commercial world U don't have your fee's negotiated in writing up front your going to get cut out every single time.you need a real estate license first and foremost to try to do this without it is crazy stupid.. and a waste of time. .once you have that.. you get buyers brokers fee arrangements.. many sellers will only pay one side and you need to collect from you buyer.. .. and if you don't have the fee agreement in the purchase contract your going to get cut out for darn sure if you expecting the seller to pay you.. this is not wholesaling homes.. this is big boy big money deals with guys that will just spit you out if you don't protect your self.

Seems a bit pricey to me but if that is standard for HML then I would steer clear unless u got a heck of a deal that you can make $$$ using your exit strategy.
