Hello,I was wondering if anyone had a good tenant application form along with a good lease option contract that favors the seller more then the buyer.I understand that when doing an lease w/option that the tenant/buyer will gain equitable interest in the property with their option consideration which is applied to the purchase price as a down payment.

Until we re-level the playing field and create a set of ground-rules that will allow the players in this market true differentiation the consumer in this market true choice, I don't think healthcare will ever work in favor of the consumer.

If the bank wants a number that I know "someone" will pay, I wait for that offer to come along and "substitute" the other buyers contract for mine to help the homeowner avoid the foreclosure.Keep in mind I do not make offers on properties in the MLS (too hard to get control of the property and take over negotiations.) and I am working a large volume so I do not need every deal to work out in my favor.
