The plan as of now is to assume the CD on the apartment building and finance the miscellaneous properties as a package deal through a local commercial lender. 

Depending on pricing, 3-6 single family houses in a package deal from an existing landlord.

Real estate investors love having private money, but you'll need to establish your lending terms and probably have counsel to represent you and prepare your loan package for the borrower.

Do not use a business funding company or accounts receivable funding service they charge a fortune.To be bankable in general always have a financial package ready to email off to lenders and banks.

I set up awake and think of a workable option. when we buy we sit down over a cup of coffee plan our strategy for rehab. decide on the lender we would like to use. also plan the back up lender. if the first wont help us , the second, third, fourth, fifth are presented the package. 

That being said, the units still make a healthy cash flow, with 2 units basically covering 100% of my costs on the whole 2 duplex package (4 units).
