"C" areas of DFW do provide excellent cash flow opportunities, even without hitting the magical 2% number.Yes...I was born and raised in Texas.

2 camps in CA I see frequently.Those who made a ton of equity cycle upside and their dead equity versus the rents they collect has a wide gap.They see California with a host of issues and raising taxes and looking to put rent control on landlords.

When I took the exam, I was amazed at the number of people who were unprepared for the test.

The rents are at about $2800 currently, but market prices show I could raise them $3600 or more - one issue is whether the current tenants will leave (they are not under any leases).I got the inspection done, and there are 4 major things I need to get fixed.1) There are 2 chimneys in terrible condition.

This is going to greatly contribute to your ability to raise private money...

Close on one or more and I'd guess the almighty state regulators will not bother you... but this is an excellent test of Ohio RE boundaries regarding 'wholesale' ...
