SHOULD I REMOVE THIS TREE?  

Large trees need to come down and needs fence repair. 

Property has lots of trees, which means each spring and fall we are cleaning out gutters.

For our larger builds we have been in the 20-30k range for landscaping which includes more sod for bigger yards and more/better trees and bushes.

I'm assuming it wont be to costly to have overhead power ran from existing poles across the street down to the new house.The owner/seller tells me there was a house there at one time, decades ago, and it already had gas and water (the gas and water company both told me other wise) but the land was essentially an empty field in 2007 (google street view), and is now completley grown over with 10-15ft tall spruce trees, so you cant really see anything at all.Couple of questions for you guys..What are some typical $/sqft build costs (the property is in Isle of Wight County, Virginia) I know costs can vary greaty across the country.

I have to deal with their inspections and often ridiculous demands (they once made me cut down a tree because they thought it was too close to the house).

I've always been obsessed with real estate- my Mom tells me instead of having tea parties with stuffed animals when I was 4 years old, I haggled commercial real estate deals with them.

The exterior is pretty overgrown with weeds and trees, but the building exterior looks to be in pretty good order.
