@Jason Miller well does not sound like your turn key company was much of a turn key company if you had all those repairs.And had they not appreciated like a mad dog I suppose those would have been not that great of cash flowso with your experience which it sounds like is pretty vast given your in many markets and maybe asset class's what at the end of the day do you think is the best performer when you add it all up and come to net numbers over time of investment I think many got crushed in 08 did not matter if the properties cash flowed when they bought them or not..

So while I agree the owner must get rid of the dog or move out, don’t jump to the conclusion that the dog must be put down because the dog is doing what he’s suppose to, he’s protecting his home.

I suppose the lender could utilize dutch auction provisions or whatever is specified in the agreements to liquidate the shares or ask the sponsor to make a market with the shares, but what incentive does the sponsor really have to do this to convince a lender to accept the illiquid collateral as valuable for your loan?
