For a rough estimate of furnishings/supplies for a bottom unit, I’d say around 3k-5k depending on if you use FB marketplace or American furniture.

Challenges include getting my contractor back to finish drywall, getting the plumbers scheduled to finish the work and supplying the furniture/supplies for the airbnb which gets costly.

With long term tenant I don't have the extra costs of full furnish and I don't have to supply the utilities, cable and internet.

Since the original tenants were still in these 4 units, I did not rehab, just regular preventative maintenance.
