Any recommendations on trustworthy people?  

Every system you try will have flaws, or you may salivate over a feature that appears in other software.Some familiar names are mentioned frequently: Stessa, Apartments.com, RentRedi, TenantCloud, Innago, RentManager, Avail, Rentec Direct, Doorloop, etc.I recommend conducting thorough research on each app online to understand their offerings, pricing, etc.

As a starter, I recommend reading “Long-Distance Real Estate Investing: How to Buy, Rehab, and Manage Out-of-State Rental Properties”(if you still haven't). 

I would recommend educating your investors better than others.  

We don't recommend relying solely on an agent as they're out of the picture after the closing.

I can think of mortgage, taxes, insurance, STR insurance, water/sewer, electricity, trash, internet/cable, cleaning (can pass through), supplies, and software.

Supply and demand is very high right now because people are moving from outside the FL to here because of the what type of restrictions the COVID virus has caused in other states.
