This article is definitely an eye opener for all newbies like myself and anybody who intends to speculate with flipping strategies.

So the “Power” comes into play when you bring a little vision mixed with some speculation, and that can equal cash flow and profit, or added value.

And there are good deals and bad deals today.If you have sound buying fundamentals, -- buy at a wholesale price-- never speculate-- create appreciation through value-add improvements-- buy for cash flow-- obtain favorable financing terms-- stick to workforce housing areas-- don't skimp on due diligence-- stress your underwriting-- have multiple exit strategies...If you think you're limited on deals & capital.. you will be.. regardless of what's happening in the marketplace.If you think there are great deals & lots of money out there.. that's what you'll find.. regardless of what's happening in the marketplace.Scarcity mindset tells people to "wait & see" & "play it safe".What does that even mean??

That way, you won't be fooled into speculating on a less profitable market like Honolulu and instead can buy a turnkey single family with a Cap rate of 10 a few thousand miles away in the Midwest ... that's the way the real pros do it, Bob. 

If you are new to RE, I'd suggest you stay away from vacant land as that is more speculation than investing, unless you have a buyer in the wing.

It's just speculation on my part, of course.

So the old saying of "a bird in the hand is worth two in the bush" is applicable here.... if you want guaranteed access to $200k, that $200k needs to be sitting in a FDIC insured depository account, or your access to it is purely hypothetical/speculative in the event of a downturn.I'm young, so that's drawn from me doing the old "you prepare for the next 'war' based on what happened in the last 'war'" thing that is far from perfect.

By the looks of things I speculate a neighbor did the damage and would do it again if repaired.I cancelled contract easily within 15 days.

I think any stock is now speculative..especially in the banking sector..which is why it might be priced "so low" .
