I met an investor who is selling a three family house in an ok area, i asked him about seller financing and terms/conditions, he seemed to have no clue what i was talking about, so im assuming he doesn't have much experience, he told me he just bought the house.

But mold spores can go into hibernation for years, waiting for conditions to right and then bloom.

One side is a 4/3, the other a 2/2.Here's the issue though - the foundation is off the charts bad.Seems like one corner has dropped about an inch.And the other side seems to have fallen and then dipped inthe corner.The opportunity is that these were new construction townhomes.They're in unbelievably condition.

Age/condition: It's unlikely someone has put enough work into an 80's model home to justify getting $13,000.

I'm fearful that the entire roof will need to be replaced including the trusses.More pictures of the attic with trusses.Here is a picture of the roof from the outside, where you can see a noticeable "sag" in the roof, which I fear is from the poor condition of the trusses.
