It is in a great location and I am currently finding out if they allow short term (airbnb) and long term (corporate/tenant).

Long story short I am trying to decide if I want to invest in Iowa or Texas. 

He then indicated some lawsuits in other states (not where I am in Colorado) where the HOA lost trying to prohibit short term rentals under similarly worded clauses. 

I don’t have any experience with these, but I think you will find better answers in the short term rental or vacation rental areas of the forums.

Long story short I’ve been through Foster Care & now in an Independent Living Program.

I highly recommend getting that done in the form of a subcontract agreement - short form or master depending on the dollar value of the contract.You need to incorporate a schedule of values breaking down the contract sum into tasks, and with an accurate cost assigned to each task.
