Most of the rock bottom "for advertising purposes" stuff you see online has VERY conservative assumptions, with everything being 100% vanilla, which basically means only 1 in 50 can get what they advertise.

Each property has a subaccount under a main account such as rent, utilities, repairs, etc.Rent property ARent property BUtilities property AUtilities property BAnd so on....One bank (checking) account I like to keep 3 months rent across the board in a reserve account (savings)

If it is an extended stay motel or a B and B type it makes a difference.  

It also helps to understand the different ways the term 'turnkey' is used on the forums (ie not everything that's called turnkey is actually provided by a full-service operator), what the differences between a B and C class property are, etc.

Right, but even if it won't be rock bottom, even half way down.

I've turned down several B- and C+ deals for this reason.

We funded as a transactional funding source; like this last Friday A>B and B>C same day. 

The best thing you can do to prevent it, is have a rock solid screening process.

(6,7,63,66) I was wondering if it is possible to be a partner in a firm that syndicates deals under 506(b) and 506(c) designations without violating the terms set out by FINRA, which i bound to for my current day job.
