Amit purchased in '97 when RE was probably slightly undervalued, but advising people to buy today with expectations of the same appreciation you experienced is bad advice, IMO.I'm all in favor of buying for appreciation, but do it near the bottom of market cycles, not in the midst of a new bubble being rapidly inflated.

It's in a C-class area of downtown GNV that is experiencing rapid revitalization, so it's mostly an appreciation play.

Trust me, the next step of the scan is when they actually collect the SD, sign the lease and you show up and a family is living there. 

Then you can build up your funds again rapidly and do another deal.
