@Jeff White typically the contract rents at the subject will serve as the best "rent comps"  for the subject's market rents; however in this case, where the units are being rented for well below market, the appraiser will not give much weight to the contract rents at all and base rents heavily on other market rents.

Utilization carries a weight of 30% in the FICo scoring models, 23% in the Vantage models.A short credit history will also result in lower scores than long-established credit.For other applicant, yes - the late payments and collection will bring the score down.

 Ann Arbor properties are appreciating rapidly, and Ypsilanti properties in the price range of your house are selling like hotcakes, so I would tend to think that your place will begin appreciating fairly soon.

@Nick Yates to get back to your OP and question- I used Castle for a period of time- (also reached them through recommendations on BP) and they were ok for a while but ended up  disappointing me dismally-  mismanaging a cash flowing sec 8 property of mine into abatement, which resulted in the tenant being permitted to break the lease and leave, and thereafter instead of pulling their weight and turning it around, they simply resigned and left me holding the pieces.
