Can you find good opportunities for growth in say Carmel Indiana or north along the sand dunes somewhere or maybe up toward Grand Rapids?

Is this an A market with rapidly increasing population and jobs or in a tertiary market with declining population and no job growth?

Raleigh/Triangle experienced a tremendous amount of growth the past couple years as home prices jumped up rapidly and we are seeing the same growth in rents.

A rapidly growing HOT area!

I hear a ton about fix and flip partnership where the passive investor expects a rapid return on his/her money, but what about those of us who are looking to help those people who have large sums of money sitting in the bank earning negligible interest?

However, when you get a good one, they see you are making minor improvements, (which is usually just taking care of deferred maintenance the previous owner neglected) the rents can be raised in small increments.  

They get it wrong on location (using comps from inferior neighborhoods), condition/quality (using fixer-uppers or cosmetic rehabs as comps for a gut renovation), and date (using comps from 11 months ago in a rapidly appreciating neighborhood).The results can be wildly different. 

In midtown I think this is speculation based on news of the now funded rapid transit busline and development of small commercial nodes along its route.
