FWIW, the proper place to have attempted xfer of maintenance is in the option contract not the lease, but don't recommend it.Good you didn't mention rent credits.  

Also something to be aware of in the District proper is sort of the zombie foreclosures and ones that the bank have not filed all the paperwork for.

Does anyone have any ideas/suggestions about how we can go about reaching the proper individual to entertain a CA$H offer for the property AS IS but PRIOR to it going on the market?? 

My first thought is that although they may be functional, for resell appeal it would be best to have these re-routed to the ceiling.

There are many forums on here and ive used the search function, but am having issues finding the exact same questions i have so i decided to post instead. 

Get your own attorney, without proper representation a lot can go wrong.

You will generally not be given an account to pull credit without an office and often times proper protections in place to ensure that data is kept secure.  

Or you could go totally broke if you make to many mistakes, so please use caution and do your research properly.
