I understand townhouse/condos are more of cash flow plays (vs. appreciation) so wanted to get in at lower price to be cash flow positive...hence the recommendation ask.Specific community names would be appreciated...e.g. one I'm aware of is Meadowridge townhouses in Coppell.

Use that money to purchase similar positive cash flow positive properties using minimum DPs.Any equity in a income property is not performing to it's maximum and is a very expensive form of buying cash flow.

You want title to the property so that you can commit to investing in it.Lease options can work, but most sellers are not savvy enough to understand them, and they don't want to be put in a position to take the MHP back when you decide to let it go, walk away.
