I've been a "lurker" on the site for a couple years now, but have recently started to get serious about my REI education and am interested in buying a SFH rental to start out with.

You can also use the search function on the site to filter all items related to multifamily and then search through the different blog posts, forums, and even see members that specialize in multifamily that you can connect with.

This has already started to help as I pour through all the information on this site. 

Your average buyer is not informed enough on the cost benefit tradeoffs of these technologies to be able to perform a thorough analysis of the improvement, and so they won't perform it, and therefore the demand simply does not exist.  

I'd suggest using the calculators here on the site.

@Daniel Winsor Just make sure the language regarding the roof repair being tied to your required performance are Clear, not vague.

@Mindi Rosser & @Greg GerkenAs someone who does this work for a living, I can assure you, you do not want to get in the weeds with this stuff.Some investors spend way too much time getting the site up and running.

I will not be living there, so house hacking is a grey area (essentially I would be lying about living on site if I went that direction).
