I need help deciding if I should take this deal -- 6 units (5 residential - 1 retail/package store) Gross revenue = 62k/year , net $30k/year Sale Price: $365,000.owner financing Loan Details: Terms: 1st Term of 2yr interest only payments.

I would love to package these together in one loan.

However, while we can hardly protect ourselves against market decline, buying SFR at market with the only exit being continuous appreciation is not wise in this cycle, or ever.This is different in the multi space, because obviously we have much more control over the many elements comprising market value.

If it adds to costs and doesn't add to appraisal, it is going to hurt your bank package and you'll never get off the ground.

You could sell these or use them to negotiate and  package deals for investors.

Hello everyone, I have recently come across a package of properties for sale by owner.

Plan is New kitchen layout (new rear door installed, waiting on new window) with white shaker cabs, SS appliance package, quartz countertops.  

@Christian Bors, most lenders require a copy of the MLS listing as part of the short sale package.

All state is surprisingly low on the landlord policy if you have your primary residence and car with them as well.Look at the overall package not individual prices of the different policies.
