Please give me your opinion on this property I am considering.

But I need to have a more realistic opinion of what houses in one neighborhood rent for vs a similar neighborhood across town.

Mitch, the carpet idea makes sense. i was thinking about that, but we tell them that we dont want people to walk on the carpet, that's why it's not changed. we tell them about it, just like that, that we dont want people to mess it up, and they nod in agreement and say "it makes sense"..it looks good, just has odor to it. maybe i can just change it and put plastic where people can walk on it.there's no space for a dishwasher.. it's not a large kitchen, not much of an option, in my opinion. maybe that's a drawback (but can't be the reason with the singles)here's the link, take a look at the pictures - http://onpointrentals.com/index.php?

Any opinion to the contrary given by anyone else will result in the accusation that "you are trying to stop competition because you're afraid we will be successful" or "everybody has to start somewhere " and they will tell each other "don't be discourage by negative thinkers". 7- the best education in real estate comes from courses given at colleges and or by realtor organizations or by CCIM.

Sometimes it is best to move on.In my opinion, being late a couple of days is not enough to warrant any actions against them.

JV/Operating Agreements are too complicated in my opinion.

The common thread to all of these projects are that there in locations well-suited for commuting and are aimed at the higher-end or luxury demographic.In my opinion, with interest rates low, I think it can be a good time to build if you have a good location and demographic.I am personally looking into new construction opportunities and in the process of putting a JV together.

My opinions are formed from many CA investors telling my why they are not investing there.

Curious on the opinions of others with regard to follow up that is so lightning quick, it kinda makes you wonder...
