While you definitely have more control, its a different set of headaches.

So they'd loan about 450k if your ARV is 1M (assuming this ARV is accurate), and then you can get a gap lender for the difference (180k plus closing costs/points/etc, holding costs).  

If this is the case I would hold off until you see a monthly payment difference worth pulling the trigger on.

The other two options require spending money that is basically going out the door to lots of fees and expenses of exiting your current house and getting into a new one.If you were just looking to move, that is perhaps a different story… If your house isn’t working for you, for instance.

BUT -- if your hold period is 30 years the difference grows to $1.25M!!

If you had 84k laying around it would be a different matter.
