I would like to have someone service the loan but most seem to want at least $45 a month which seems high.

This is a Public Service announcement. :-) Not to worry, the public will move to where they can afford to live and that will affect prices up & down the scale. 

. ;-)True story, I was dealing with Quality Loan Service as Trustee and negotiated a postponement and they wanted hard copy paperwork, wet ink, delivered to them. 

:) It did help , I saw that I can make the LLC in Wyoming its not gonna be expensive and they provider that  am going to use provide with a relay back account I think that's the bank name I know its not gonna be the best but it gonna give me a humble start non the less

High cashflow, recession resistant like a plumping company or another core service company would be my suggestion  

I don't want to be the middle man when there are problems with service delivery - let them deal with the service provider directly.

If the in-place rents generate don't generate enough cashflow to cover your debt service, you'll want to plan to bring additional equity to the deal to cover the shortfalls.

Their service costs a little money, but you have access to plenty of different templates to choose from.Hope this helps!
