Ask your lender about these programs and if you or the property qualify for them.Rental Income - It would be nice if the rental income was used to qualify you but it may not be necessary on your income level.

These are 140k to 150k units so 3k to 4k would be a nice number. 3) If hoa refuses to budge at all and wants to stick it to me, I could have the tenants sign a quit claim deed to where I sign a quit claim to quit claim it from myself to myself and them.

I would remodel this to a high standard with really nice finishes to attract better tenants.I am buying it sight unseen and I am a little hesitant about the area.It's on NW 45th St, Miami.The purchase price per square foot is a mere $65, which is well below the current market average, even for the area.Are there any Miami locals who could chirp in with their opinion on this one?

In Palm Springs you can rent a property out 32 times throughout the year, which in our situation that would be ok as we are not buying to be a big money maker... more pay for itself and we can use as a nice vacation home with pool.

I mean that in  a nice way since I know them well.. but for the average mom and pop its tough .as for booting people out .. you can evict right away even if they file notice of intention to redeem.there has probably though only been a handful of redemptions its just not common here.

On another note, you could buy some nice piece of house in homestead with that pre approval and perhaps rent out a bedroom or two until you save enough to seal out a little private unit for privacy and rent raise.
