Hi Grace,I think the disconnect might be other thinking you are a seasoned investor versus a homeowner who might have limited experience in such matters asking for help.Grace insurance carriers by nature say they are here to help to write policies but really it is to make money.Many deny claims even if valid or not knowing some people will just give up.

After they gut the corruption there, the investors who picked things up for pennies on the dollar will turn the spigot back on and collectively grow their investments.People from outside the area don't necessarily realize the nature and geography of the region, how massive it is, and how distinctly separated the different cities are economically, even though they can border each other.

In General : As a Single Family Dwelling you would need the Full HomeOwner's Policy as all is on you, looking perhaps at higher than normal Liability coverage due to the business nature and Specific Coverage on use as an "Income Property"!

Let me see if I can help clear up some of the confusion.There are basically two types of insurance where real estate is concerned: mortgage and property insurance.Mortgage insurance is required when you put less than 20% down to get a loan.Property insurance covers you for natural disasters, injuries or accidents.
