& to answer the rest of your Q, some things that will noticeably affect your revenue:- making the place instagrammable, multiple areas/corners that make for awesome photos- heavily investing in professional design/decore- UNIQUE STAYS!!

There are several that we use in these situations (Personalumbrella.com, RLI, USLI, ....). 

Tell him your situation and what you want to do (i.e., investment) and they have some criteria ready such as you want a private living area for your family, backyard, # of bathrooms, etc.4.

I believe NOW though Brokers do have documents and what if authority to manage these situations..

. - Have cash reserves (this has saved me on my properties multiple times). 100% of properties break.

I actually do need to find a property in the next 90 days due to my work situation changing, but it seems like an almost impossible task.

Distressed homeowners are typically pretty down and depressed already given their situation. 

There are multiple reports of them approving claims but taking several weeks to pay.

Just curious what others would do in this situation.

BTW, you get what you pay for - the cheaper ones are robotic/scripted while the good ones (more expensive) have presence, personality and situational awareness -  which helps with appointment setting.
