Matt, maybe I missed something but when it comes to house hacking what are your goals.  

Hello, I have been looking around and I just want to make sure that I'm not missing anything before I pull the trigger. 

My mailings generate confidence, trust, and professionalism that most are missing.

Our only debt is the one mortgage, but can't spare the cash at the moment to pay off on our own.Am I missing other funding options worth considering?  

I have a good grasp on what I can get siding, windows, trim, interior/exterior doors, decks, guttering roofing, flooring, landscaping and concrete done for and who to use/where to source materials, along with electrician/plumbing -- lacking site prep, foundation/framing/roof trusses cost -- I could get the cost of the rough in from a buddy who runs a plumbing co.My challenges are A - not being able to be there all day to run things, and B - still missing some of the key contractor connections.  

I think I'm ready so I'm going give it a try......do think I'm missing anything

And the amount from the tenant you'll still want to collect, but you won't be missing a whole months rent if they slack for a month or two. 

I don't want that being "missed" but it is usually included in the tax bill. 

Are there any big pitfalls I may be missing here?
