All day long.... you do not need an RMLO since you do not meet the # of financed loans per rolling calendar year but it is better to have them determine the ability to repay anyway.

Pick the right one that will meet your needs and you won't out grow.  

If it looks good, I arrange to meet with them the following day for a contract to hold and then I call the prior landlord and employers, and then finally run the background check. 

If not, you can rent it at market rate to the next person that has been screened and meets your standard.I also wouldn't offer new flooring and paint for a tenant that is so far below market.

There is a meet up in Chico every month at the local Realtor Association office (Sierra North Valley Realtors) just fyi.

But I also don't want to ignore any other options that may present themselves as well.I'm looking forward to meeting many of you, helping where opportunities present themselves, and hopefully learning as much as I can along the way!
