Lender's Title Insurance cover's the Lender from any loss due to Chain of Title.

Perhaps @Peter Walther will chime in.If there is a covenant that runs with the land in the chain of title, it should be enforceable regardless of when it was recorded as that provides constructive notice. 

The time it takes to research the chain of title is about the same regardless of the home, so that fee will not go down.Just two basic and flat junk fees, and we've exceeded a realtor commission!

Sounds to me like they want to assign / double close, but won't let themself be the second daisy in the chain!

Because the project is a commercial asset class in an international hotel chain, these short term rental yield higher than residential properties.

That all said....my "other" main goal is to find legitimate REO tape from a Direct seller of Bulk properties (no chains). 

@Jose VargasAs @Dustin Haviland pointed out, your title company can help with the chain-of-title questions, including how to get to a point where you can ultimately convey a warranty deed to a buyer.

Ah, jump on the chains, lolI suggest you read comments in the note forum, mine and Dion's as to the financing requirements so you don't get hooked by some joker.

Sounds like she just has had some bad deals where the chain of ownership could not be perfected.
