Asset Based Investment Mortgages Sub ~50K

I've noticed that financing an investment property, either SFR or Multi-Family, whose asking price is lower than 50K seems somewhat frowned upon with lenders. I've seen a few companies who will not lend on properties less than 80K. What sort of funding, based on the potential rental property cash flow of the prospective property, is out there for these somewhat low valued properties? I'm interested to see what some of the more common terms and loan structures are like for these.
