I know you say its a trusted source but for someone to ask for 2nd position from you and have very little out of pocket, it seems they're focused only on their risk, not your risk....If there is going to be massive equity in the deal, I can somewhat understand a scenario where I might would ask this from a lender, but in general, this seems like a red flag.
