You drive for dollars to learn the areas and track which homes you identified as ones that then get renovated and then you watch the numbers to learn the scale.

Like all of you I keep my eyes on the real estate market. This is fun for me but I also like to see if house prices are trending upwards or down etc. I am in the Seattle area and have not noticed a considerable drop...

No because they are the pros still watching the trends and keeping up with the latest info on how to get you back to where you were.   

We are also heavily influenced by international events (including how other countries are handling this pandemic) and & world economy (watch out for more capital flight from Latin America after the COVID dust settles).

I'm starting out in REI, I've read the books, analyzed deals, watch podcasts, my next step is to find a mentor or a coach, how can I find one?

@Gio Rodriguez not sure what you are looking for specifically, but at the very least you can always ask me questions online or watch my videos.

Everyone should always be aware of their surroundings, watching for the exits, expecting danger at all times, preparing to make a break when the opportunity presents itself.

However, I've watched newbies fumble with probate leads they bought from a list broker spinning tales about what a lucrative niche it is.  

Then watched it again on youtube at home.
