The inspection came back pretty clean, not much to fix.

I installed 'INSERTS' where even large living room windows cost me about $180 and I install then in less than 1 hour with no plastering, no stuccoing, no city inspection problems and my total cost with painting is about $250 per window and if you are half handy you can do all the work yourself.But...don't install windows until you resolve your moisture problem.

I would see when they turn over the keys, do the inspection and then find a new tenant. 

@John Teachout I was told my the sellers agent that previous home inspections yielded nothing significant.

Late fees, inspections, notices of lease violations, charging them to remedy issues, are all tools you can use to train your tenant.

Seller's don't like the unpredictability of the lender inspection and their requirements - i.e. will not close until exterior gets painted, but its February and paint won't cure. 

Does anyone have a wholesale contract with a subject to inspection clause that I can use to base mine off of??

I found this deal on the MLS, I offered full asking, and was able to negotiate 2k off during the inspection.
