Last winter I came to a realization that all the gains, benefits, and economic activity society generates eventually end up in land value.

Chicago's Northwest side is always going to be an appreciating market and the southside will always be a cash flow market.Assuming you are likely an out of state investor, I'd develop your team (property manager, realtor, etc.) first and have them help you where to start investing in Chicago.  

Harvest permits or what has to happen to get one ( if needed at all)what species bring the most money.. along with harvest per MBF per acre so you can do napkin math.so for example.. in our area of the northwest we are soft woods..

I have some people doing it in my area (Inland) and it seems to cover their mortgage at the very least.

My intention is to house hack for a period of time while I take a crash course in land lording and renovating.

Nice to see three (3) new hedge funds are now serving the Northwest with combination Rehab and Fixed 30 year takeout -  Combination loans.  

Northwest Indiana has some nice areas for rentals.

Aside from that, I've learned how much the Inland Empire is still growing.

I'm 10 miles inland but off of the manatee river, I'm taking all precaution.
