@Justin Ramos if you move the mobile home, you need to follow new building codes and zoning rules.

I imagine from the commercial you are thinking more residential (apartments/mobile home parks)?

I get paid to remove old mobile homes from parks when the owners realize that no one wants them and there is no value to them other than a few bucks for the steel chasis and the aluminum siding.

The lot is large enough to divide, but the mobile home will have to be removed before dividing the lot.I'd hate to tear down the home if it is feasible to move it.   

BP kind of promotes the 2% cash flow rule. (100k rents 2k) The origin of this 2% rule is actually for mobile home investing which makes total sense.

I appreciate all answers in advance.I have a signed contract to sell a mobile home but the park owner denied the buyer due to them not meeting their credit criteria.  

That's a game changer for me since I work with a lot of out-of-state buyers and sending a mobile notary and waiting for the originals docs can be a pain.

I do own mobile home parks in GA, not in Atlanta but in other areas and they are also very lucrative.
