If Tenant Defaults under this Lease, Landlord may exercise all rights and remedies available under applicable law, including the right to: (i) terminate this Lease; (ii) regain possession of the Property through an eviction or similar process; (iii) recover from Tenant all unpaid Rent, including unpaid Monthly Rent, Additional Rent, Late Fees and, if applicable, holdover Rent for the period prior to Tenant’s delivery of possession of the Property to Landlord; (iv) recover all Rent payable under this Lease for the period from the date of termination for Tenant Default through the stated Expiration Date, less the amount Landlord is able to collect from any replacement tenants for that period; and (v) recover allreasonable costs and expenses incurred by Landlord in repairing any damage to the Property, caused by the improper useby any Occupant or any guests of an Occupant, less any amounts obtained from the Security Deposit.

Do we just lower the sale price by equal amount and the contractor will need to take payment from the new owner? 

Once I fix it up I’m certain I could get up to 4K. 

From my understanding, UDFI in an IRA is a 35% tax on the debt-financed amount of the investment. 

The reason I'm looking at Beaumont is because it seems to have a low rent to price ratio with a fair amount properties under 100k.

They also turnover every few years allowing you to fix the damage and raise rents.

You can read many books and do so many training, courses, etc bu they won't teach you the stress when something broke and it has to be fix in the day or the whole project goes south.Easy big money does not exist.

I like buying the 30k to 40k houses from motivated owners for cash and fixing them up to keep as rentals.

The pension amount at age 39 is not enough for me to feel comfortable, so my long-term plans are to start a small business and invest in real estate to position myself where I don't even need my pension, and it's just a bonus.

Also, the rent amount may include the lot rent if these homes are in communities or land/lots where you pay rent for the home to sit there as well.
