Passing the problem off to your "buyer' is short-sighted and something straight out of the wholesalers handbook of shade.

I will probably just go the route of the tortoise as opposed to the hare and continue saving up until I can locate a property that I just can't pass up. 

Most people will take weeks to send everything out to bid, but you should be setting prices with your subcontractors so that you can dictate how much a job will cost, and in turn so that you can pass that information on to your prospective clients quickly. 

We want my Mother listed as an owner and I am not sure if listing me as an owner will be a benefit when she passes or not.

Is Frederick/Washington County a good area for wholesaling or should I by pass it and look into other markets?  

Just make sure you are good with online classes because you can be easily distracted as it has no entertaining aspects to it.
